Gutter Installation in Ellijay, GA: Moving Roof Water Off Steep, Wooded Lots

On wooded Gilmer County lots, gutters fail from leaves long before they fail from age. Here is what to ask.

Gutters are part of the roof system

A roof sheds water; gutters decide where it goes next. Without them, water falls off the eaves onto steps, decks and the soil next to the foundation, and on Ellijay's sloped lots it can run under crawlspaces and against basement walls. Good gutters and downspouts carry that water to a place where it can soak in or drain away from the house.

The Cartecay River runs through Ellijay, and the U.S. Geological Survey operates stream gauges on it near town, including one at GA 282. Heavy rain here is common and fast. That makes downspout discharge, not just the gutter run, the part of the system to think about most.

If a roof is being replaced, plan the gutters at the same time. Drip edge, the first course of roofing and the gutter hangers all meet at the eave, and doing them together avoids damage and a second visit.

Sizing for steep roofs and big storms

Steep roofs deliver water to the gutter faster than shallow ones, and long roof runs deliver more water to the same downspout. A gutter that is too small or has too few downspouts will overflow in heavy rain no matter how clean it is. Ask the installer what gutter size and how many downspouts they recommend for each roof section, and why.

Downspout size matters as much as gutter size. Larger downspouts clog less often with leaves and carry more water. Where valleys dump water into one corner of a gutter, ask about a splash guard or an extra downspout there.

Seamless gutters formed on site have fewer joints to leak than sectional gutters. Ask whether the gutters will be seamless and how the corners and end caps are sealed.

Know the county fee lines first, then let an independent local roofer price the actual job.

Leaves, needles and guards

Many homes and cabins around Ellijay sit under oaks, poplars and pines. Gutters there fill quickly in fall, and pine needles can mat across screens. Leaf guards can reduce cleaning, but no guard eliminates maintenance under heavy tree cover, and some guards shed water in a downpour instead of catching it.

Ask the installer which guard types they have seen work under the trees on your lot, how the guard attaches without voiding the roof covering warranty, and how it is cleaned. Guards that slide under the first course of shingles or screw through metal panels deserve a close look.

Plan on checking gutters after the leaves drop and after any big storm. A clogged gutter can push water behind the fascia and look like a roof leak; the roof repair page explains how to tell.

Where the downspouts go

Every downspout needs a destination. Extensions, splash blocks, and buried drain lines that daylight downhill are the common options. On steep lots, make sure the water from one downspout is not simply sent onto a neighbor's property or onto a driveway where it freezes in winter.

If you are considering rain barrels or other collection, ask how overflow will be handled during a long storm.

If the house is near a creek or the river, FEMA's flood maps may matter for other parts of your project. The panel at the Ellijay city centroid is 13123C0155D, effective 2012. Flood maps concern rising water, not gutters, but owners sometimes need the panel number when talking with insurers or the permit office.

Permits and scope

Whether stand-alone gutter replacement needs a permit is up to the permit office, not the installer, so ask before work starts. If the gutter work is part of a re-roof, it will generally be covered under the roofing permit. In unincorporated Gilmer County, ask Planning & Zoning at 706-635-3406; Section 66-40 of the county code lists a miscellaneous permit at $100.00 among its lines. Inside Ellijay city limits, ask City of Ellijay Code Enforcement at 706-972-4141.

A written gutter quote should name the material and thickness, the gutter and downspout size, seamless or sectional, the hanger type and spacing, the guard type if any, how downspouts discharge, removal of the old gutters, and the warranty.

Fascia boards behind old gutters are often rotten. Ask for a unit price to replace fascia so it does not become a surprise. Ask too whether the soffit vents behind the gutter line will stay open after the new hangers go in, since blocked soffit vents can undercut attic ventilation.

Requesting gutter work

Use the Free Quote Request form and choose 'Gutters'. Mention whether the roof is being replaced, how many trees overhang the house, and any spots where water already overflows. An independent contractor who works in Gilmer County can follow up.

If the roof is near the end of its life, ask whether it makes sense to replace both together. The roof cost guide explains how gutter detach-and-reset shows up on a roofing quote.

Keep the gutter receipt and warranty with your roof records. If you sell the house, a buyer's inspector will look at drainage around the foundation, and records showing the gutters and downspouts were sized and installed for the roof help answer questions before they come up.
