Roof Replacement Cost in Ellijay, GA: Reading the Quote Line by Line

The public fee lines first, then every line a fair roofing quote in Gilmer County should spell out.

The public part of the price

A roof replacement quote in Ellijay is mostly private pricing, but it carries a public component that you can check: the permit. Gilmer County lists its fees in Code of Ordinances Section 66-40. The residential lines that can attach to a roofing job include the miscellaneous permit at $100.00 and the alteration rate of $0.35 per square foot. If an inspection fails and the inspector has to come back, each re-inspection is $50.00. If work starts with no permit at all, the ordinance sets the charge at double the permit fee plus a $500.00 fine.

Which line the county applies to a re-roof is the county's call, not the roofer's and not ours. Call Planning & Zoning at 706-635-3406 with the scope of work and ask. If the house sits inside Ellijay city limits, the City of Ellijay Code Enforcement department issues the permit instead, and its fee may differ.

Whoever pulls the permit, make sure the quote says who pays for it. Most roofers include it, but a quote that is silent on the permit is a quote that can grow.

Line items a fair quote should name

A roofing quote that is a single number is hard to compare with anything. Ask for a written scope that breaks out the work. The common lines are tear-off and disposal of existing layers, decking inspection with a per-sheet price for replacement, underlayment type, the roof covering itself with brand and product line, starter and ridge pieces, drip edge, valley treatment, flashing at walls, chimneys and skylights, pipe boots, ventilation, gutter detach and reset if needed, cleanup and the warranty terms.

Two lines cause most disputes. The first is decking. Nobody can see rotten sheathing until the old roof is off, so the honest approach is a unit price written into the contract. The second is flashing. Reusing old step flashing or counter-flashing saves money on day one and is a frequent source of leaks later; ask whether the quote replaces it.

Ventilation deserves its own line too. Attic ventilation affects shingle life and moisture, and the roofer should say whether the new roof keeps the existing vents or changes them.

Know the county fee lines first, then let an independent local roofer price the actual job.

Why two Ellijay quotes for the same roof can differ

Measurement is the first reason. Roofers price by the square, 100 square feet of roof surface, and the square count depends on pitch, overhangs, dormers and porches. The roof size calculator gives you a geometry-based estimate so you can ask each bidder how they measured.

Access is the second. Mountain lots around Ellijay often have steep drives, limited staging space and long carries from the truck to the roof. A roofer who has seen the property prices that in; a roofer quoting from a satellite image may not, and the difference shows up later.

Scope is the third. One bid may include new flashing, ice-and-water membrane in valleys and a ridge vent while another assumes reuse. Line them up side by side and the cheaper bid is often a smaller job, not a better price.

Materials: shingles, metal and low-slope roofs

Architectural asphalt shingles are the most common re-roof in Gilmer County subdivisions, and their price depends on the product line and the underlayment and accessories the roofer pairs with them. Standing seam metal costs more to install, needs skilled crews and specific trim, and is popular on cabins because it sheds leaves and snow well. Exposed-fastener metal panels cost less than standing seam but depend on fastener washers that age. The metal roofing page compares them.

Porches, additions and dormers sometimes have slopes too low for shingles. Those sections need a low-slope system, such as a membrane, and a quote should call them out separately. The low-slope roof page explains why.

Whatever you choose, ask for the manufacturer's installation instructions to be followed. Manufacturer warranties usually depend on them, and a roofer who balks at that request is telling you something.

Insurance, deposits and payment schedules

If storm damage is behind the replacement, your insurer's adjuster will write their own estimate. Georgia's Office of Insurance and Safety Fire Commissioner tells homeowners to ask for an itemized explanation of any settlement offer and, if a claim is denied, to get the reason and the policy language in writing. Do not sign a roofing contract that hands your claim to someone else before you have spoken with your insurer.

On payment, a reasonable deposit covers materials ordered for your job, with the balance due when the work passes inspection and the site is clean. Ask for lien waivers from the roofer and major suppliers when you pay in full, so a supplier cannot come back to you for a bill the roofer did not pay.

Keep the permit card, the final inspection record and the warranty documents together. A buyer's inspector will ask for them when you sell.

What to do next

Run the calculator, call the permit office that covers your address, and gather photos of the roof and attic. Then get at least two written quotes that follow the same scope. The Free Quote Request form on this page sends your request to an independent roofer who works in Gilmer County; you decide whether to hire.

If you are dealing with active water, start with the emergency tarp guide instead. Pricing a full replacement is a calm-weather job, and a tarp buys time to do it right.

For cabins that are rented out, the cabin roofing page covers scheduling around guests and the county's short-term rental registration notice.
