Why so many Gilmer County roofs are metal

Drive any back road between Ellijay, Cherry Log and Blue Ridge and you will see a lot of metal roofs on cabins, barns and newer homes. Metal sheds leaves, pine needles and the occasional snow load well, it suits the steep pitches common on mountain houses, and it fits the rural look many owners want. Barns and outbuildings in the county have used metal for generations.

That popularity also means a wide range in quality. A metal roof is only as good as its panel profile, its fastening, its trim and the person who bends the flashing. The difference between a roof that lasts and one that drips at every screw is mostly workmanship, and you cannot see most of it from the driveway.

This page compares the two systems you will be quoted most often and lists the questions that separate a careful metal roofer from a fast one.

Standing seam versus exposed-fastener panels

Standing seam roofs use panels joined by raised seams that lock or snap together, with clips hidden under the seam holding the panels to the deck. Because the fasteners are concealed, there are no screw holes through the weather surface, and the panels can expand and contract with temperature. Standing seam usually costs more to buy and install and needs crews with the right seaming tools.

Exposed-fastener panels, often called through-fastened or ag panels, are screwed straight through the metal into the deck or purlins with screws that carry a rubber washer. They cost less and go on faster. The trade-off is that every screw is a potential leak point, and the washers age in sun and heat. Owners of these roofs should expect periodic fastener inspection and replacement over the roof's life.

Either system can be right. A barn or workshop may be well served by exposed-fastener panels; a home with living space under the roof often justifies standing seam. Ask each roofer which system they are quoting and why.

Underlayment and fastening: the parts you never see

Metal roofs still need underlayment, and the choice matters under metal because condensation can form on the underside of the panels. Ask what underlayment is quoted, whether it is rated for the temperatures under a metal roof, and how it is fastened.

Georgia's Department of Community Affairs publishes an optional Appendix U, Disaster Resilient Construction, with the 2024 International Residential Code amendments. A local government may adopt it by ordinance. Its roofing section, AU408, calls for a two-layer secondary water barrier and cap-nail fastening of underlayment. Those provisions are written with shingles in mind, and they apply only where adopted, but they show the direction Georgia's resilient-construction guidance points: a second line of defense under the roof covering.

For any roof covering, the mandatory baseline is the 2024 IRC with Georgia Amendments and the manufacturer's installation instructions. Ask the roofer to follow those instructions in writing, since most metal panel warranties depend on them.

Trim, flashing and the cabin details that leak

Most metal roof leaks start at trim, not in the field of the panels. Ridge caps, eave and rake trim, sidewall and endwall flashing, chimney crickets and pipe boots all need to be detailed for the panel profile. On log and timber cabins, the wall-to-roof connections can move as the wood settles, so flashing there needs room to move.

Skylights and stovepipes are common on Gilmer County cabins and need specific flashing kits designed for metal. A roofer who plans to caulk around them instead of flashing them properly is setting up a repair call.

Snow guards are worth discussing on steep roofs over decks, steps or driveways. Metal sheds snow suddenly, and a slide onto a porch roof or a walkway is a hazard the roofer can design around.

Permits and pricing for a metal re-roof

A metal re-roof is a building permit job like any other re-roof. In unincorporated Gilmer County, Planning & Zoning issues building permits before construction begins, and Section 66-40 of the county code lists fee lines including a miscellaneous permit at $100.00 and an alteration rate of $0.35 per square foot. The county decides which line applies; call 706-635-3406. Inside Ellijay city limits, City of Ellijay Code Enforcement issues the permit.

Metal quotes should name the panel manufacturer and profile, the panel gauge, the finish system, the underlayment, the fastener type and spacing, the trim package, whether the old roof is torn off or the metal goes over it, and the warranty on both the finish and the workmanship. Going over an existing shingle roof is sometimes allowed and sometimes not; the permit office and the manufacturer have the final word.

The calculator gives a square count that works for metal as well as shingles. Metal waste factors can be different, since panels are cut to length, so ask the roofer how they order material.

Questions to ask before you choose

How long has the crew installed this specific panel system? Who bends the trim, and is it made in a shop or on site? What happens at the ridge for ventilation? How are penetrations flashed? Is there a written workmanship warranty, and who honors it if the company changes hands?

For exposed-fastener roofs, ask how often the fasteners should be inspected and what a fastener replacement visit involves. For standing seam, ask whether the seams are mechanically locked or snap-together and why the roofer chose that type for your pitch.
